Remodel the existing lobby/toilet room/office into a new lobby/office/coffee shop with commercial kitchen. As a commercial kitchen, the mechanical codes will require a grease interceptor on the sewer line and a commercial kitchen exhaust hood with make-up air unit to treat the cooking appliances.
